No kidding on this. Built in 2005 and sold for $151K to an investor. This 4br townhouse will be an excellent rental at $1100/mo Sec 8, or real resale in the $99K-$119K in today's market (zillow has $135K value). Was listed at $69K with more than $140K owed. All the seller really needed to do was clean out the trash and clean the place. It should have easily gotten the Short sale ask price.
I own 2 older row houses across the street and am getting $975K Sec 8 for the 3BR and $850 +/- for the 2br. Believe it or not, I have over $100K in them. My cash crunch now is your profit.
Spend $5-7K cleaning, painting and putting in a new outdoor condenser (copper is in demand!) and sell for a solid $30K NET profit.
Or, keep it as a rental and create well over $600/mo positive cash flow.
